What is a Pre-Construction Inspection?
A pre-construction inspection (also called a pre-building or pre-site inspection) is a documented survey of the site as it exists before construction begins. It captures photos, measurements, and observations of adjacent structures, utilities, vegetation, drainage, and access.
Why is it Important?
Without a baseline, the project is exposed to claims from neighbours, insurers, and regulators for damage that pre-existed the work. A pre-construction inspection establishes a clear, photo-anchored record of the site as it exists before the project starts.
What it Covers
- Adjacent structures (cracks, weather-tightness)
- Sidewalks, curbs, paving
- Utilities (manholes, hydrants, poles, signs)
- Vegetation (trees, root zones)
- Drainage and outfalls
- Pre-existing hazards (asbestos, mould)
