A construction contract is a legally binding agreement between the owner (or the owner's representative) and the contractor that defines:

- **Schedule** — start, finish, and milestone dates
- **Price** — lump sum, GMP, cost-plus, or unit price
- **Terms** — payment, retainage, change orders, disputes
